Sellers Question of the Week
How can a realtor help FSBO’s?
Realtors can be a benefit for FSBO’s too.??Work with Realtors who are willing to bring you a buyer. Selling your home privately can save you money in commissions, but a Realtor can still bring you a buyer and take the stress out of the negotiating, as well as the contract side of the sale.

7 Reasons your Property has not Sold:

Price.

You have no idea what the actual fair market value is.?Overpriced. Your property is more expensive than anything like it on MLS.
Showings.

  • You follow potential buyers around the house trying to give them the “hard sell” – people prefer to see a home without the owner there. Make yourself scarce.
  • Clutter/Dirty.
  • Make sure your home is sparkling. People don’t always see the beauty beyond the dirt.
  • Curb Appeal.
  • Make sure potential buyers love it from the moment they pull up. The extra dollars on landscaping is well worth it.
  • Negotiating.
  • Make sure you are prepared to negotiate farely and without emotion. This is tough to do without an agent.
  • Conditions.
  • Make sure you are aware of what the standard conditions are in a contract; make sure you are aware of your rights and the buyers right

Tips to Sell Your Property Quickly

  • Know the market before you sell. Is it a buyers market, a sellers market, or a balanced market
  • Find out the true current market value of your property before listing.
  • Determine how badly you need to sell, this is indicate how to competitively price your property to sell.
  • Be flexible when working with Realtors and buyers. Sometimes the first offer you get is the best one you will get. Follow your Realtors professional advice.
  • Make sure your property is de-cluttered and free of too many personal pictures and items; make use of a staging company for advice if possible.
  • Make minor small repairs and fixes before you start having open houses and a stream of potential buyers through. If they come once and see it in a state of disrepair, they won’t come back later to see if it has been fixed!
